When we visit houses to “prep” them for sale one question that comes up often is, “Should we buy a new toilet?” Short answer is “yes!” “But will buyers use my toilet during showings?” Well, yes, sometimes they will and sometimes they will just flush to test the plumbing.

Older toilets “run” – You may know all the tricks to stop your toilet from running like jiggling the handle or adjusting the silicone “o” ring, but if a buyer flushes the toilet during the showing they may not know that the toilet is tricky.
Older toilets may not “match” the current bathroom aesthetic – Sometimes older toilets are not the crisp “arctic white” color which signals “clean and new.” Or, maybe you’ve replaced your toilet seat and it doesn’t quite match the porcelain. You may be accustomed to the two-tone look or the color of the porcelain but buyers prefer a standard white toilet.
Older toilets may be too “low” for today’s buyers – Many buyers prefer the “chair height or ‘high’” toilets in at least one bathroom. If you have children, or there is a kid’s hall bathroom, then the standard height is fine if the toilet is newer.
