It can be a bit of a jolt when you find out that your offer has been accepted and signed. Realistically, this scenario will continue to play out over the next several months of your home search. Once you are under contract you are now ready to focus on moving and settling into your new home rather than continuing your search.

The inspector said the furnace may need to be replaced. Welcome to home ownership! It’s important to assess major items in a house to understand what you need to maintain or replace in the future. Heating/cooling systems and roofs often need repair, replacing, or maintenance that will run into the thousands of dollars. Of course, it is concerning that the inspector “called out” the furnace, however, the roof may be brand new. Since every house will have “some” item that is need of repair or replacement this scenario will continue to repeat itself.
